The Lagosian Apartments in Lafayette Square

The Lagosian Apartments at 2300 LaSalle in the Lafayette Square neighborhood took another step forward after a couples years of inaction. A $3M building permit application was submitted for the five story building west of Missouri Ave. Planned are 34 apartments, each two stories, a pretty unique configuration. Surface parking would be located behind.

This is the next building of the planned The Edge development by former HOK principal Bill Odell. Jacob Barker at the Post Dispatch reported in 2018 it would get a 15-year 95% tax abatement. Payments in lieu of taxes (PILOTs) of 15% of the abatement would be paid, but put towards paying back debt that financed infrastructure imimprovments around the development.

Plans for this building have been around for a while, likely stalled due to the pandemic. At the Preservation Board’s Apr 22, 2019 meeting the board granted preliminary approval to the proposal.

The image below from the bidding package at the SLDC Planroom posted last fall shows what appears to be a rooftop amenity. The stone ruin at Missouri Ave and the alley won’t be razed.
