Downtown Development Roundup

Let’s take a look at developments in Downtown and Downtown West starting at the river and heading west.

The Traders Lofts ate 801-805 N 2nd Street will contain 20 apartments, and 5,395 sf of retail/office space. Still no building permit application.

The Hoffman Lofts (left) at 700-702 N 2nd Street will contain 24 apartments, 8,136 sf of commercial space, and 5,591 sf of office space. A $2M building permit was issued Jan 21, 2022.

The Greeley Lofts (right) at 618-624 N 2nd Street will contain 33 apartments, 17,681 square feet of commercial space, and 8,362 sf of office. A $5.3M building permit was issued Nov 3, 2021.

City Place 200 N 4th $46M rehab into 160 apartments, 190 hotel rooms, and 94 time share units with a 16,000 sf grocery store. So far there has been issued a $1M for garage repairs on Oct 1, 2021 and few other little ones. There’s a building permit application submitted Jan 25, 2022 for $1M for restoring the garage concrete. Meanwhile their Facebook page hasn’t had a post since July 2019 and their domain name hasn’t been renewed.

Next door at 300 N 4th a $18N rehab of 415 apartments went before the LCRA board in Dec 2020 for a 10-year 75% tax abatement. There has only been a $00k building permit for concrete repairs.

100 N Broadway – The St. Louis Business Journal reported in Dec 2020 that Chesterfield-based Larson Capital Management was moving 130 employees from Chesterfield and investing $16.5M into the building. More renderings from Trivers

Ballpark Heights Apartments 300 S Broadway – An $11.6M building permit was issued April 19,, 2021 and others since. Work is underway. Leasing is underway, starting at $1,219 per month.

NextSTL – 300 S Broadway to become 80 apartments

The Fielder Lofts Mike Shannon’s at 620 Market. The St. louis Business Journal reports it would be 125 -130 apartments.

Chemical Building 777 Pine – Campo Architects acquired it in December 2021 and a zoning-only building permit application was submitted Jan 11, 2022 for a hotel.

Convention Center Expansion- The garage at 9th and Cole has been demolished. An $85M building permit application was submitted Dec 1, 2021 for the first component of the project. It is dependent upon St. louis County’s participation which has yet to issue bonds.

StlToday – Convention center design moves ahead, but major construction on hold amid St. Louis County Council impasse

City Block 177 bordered by 10th, Lucas, 11th, and Delmar. There are two blocks of surface parking in this photo. The western one is City Block 177. The eastern one will become a part of the convention center expansion. The LCRA issued an RFP last fall for a mixed use development with 1200 structured parking spaces.

Square Offices 900 N Tucker

Front Page Lofts 300 N Tucker – 54 apartments. Numerous occupancy permits were issued in the last few months.

306 N Tucker – The condemned parking albatross was dumped onto the public via tax delinquency. An RFP last year to replace it bore no fruit.

Shell Building 1221 Locust – It was converted into a Tru and Home 2 Suites by Hilton. Scheduled to open April 15th.

Former YMCA 1528 Locust – The conversion into a 21c Museum Hotel is underway. Website

1711 Locust – It’s owned by Koplar Properties. Let’s hope the Butler Brothers renovation will lead to rehab here.
