University City Plan Commission to Consider Tax Abatement for Avenir Apartments

Charles Deutsch and Company is proposing an apartment building on a 6.2 acre site south of Delmar to the west I-170 in University City dubbed the Avenir. The five-story building would be comprised of 262 apartments and a 1,300 square foot coffee shop. There are planned 185 one-bedroom, 69 two-bedroom, and 8 three-bedroom units. There are over 500 parking spaces, above the University City mandate of 1.5 spaces per dwelling unit. Apartment amenities will include an outdoor courtyard with swimming pool, fitness center, party room, gathering spaces, mail and package center, dog park, bike storage, covered parking, and more. The architect is Gray Design Group.

The development would replace an office building, 8 four-family apartment buildings, eight single family homes, three vacant lots, and a parking lot.

The University City Plan Commission will consider the developer’s request for 100% property tax abatement for 5 years at their March 23rd 6:30pm meeting. The abatement is worth about $1.3M.
