Staff Recommendation –

That the Preservation Board grant preliminary approval to the project with the stipulation that final plans and exterior materials are reviewed and approved by the Cultural Resources Office.

3514 Delmar

One of the few buildings nearby not lost to parking would be razed for the expansion. It would be great if they could fit moving this beauty to a new location into the $100M budget.

The project requires the demolition of 3514 Delmar, a historic 2-1/2-story residential building. Its demolition is outside the jurisdiction of the Preservation Board/Cultural Resources Office, as the building is not listed in the National Register, nor located within a City Historic District or a Preservation Review District

The Midtown Historic District was created in 1978. In the nomination document 3514 Delmar was identified as “Neighborhood Significance, Demolition would be a major cultural loss,” but it was drawn outside the boundaries of the district.

McPherson Apartments

Pier Property Group of Steelcote fame is proposing to build The Flats at Forest Park, a $35M 120-unit high end apartment building. Five stories of apartments would be built on top of the former Reliance Automotive building which would become parking at McPherson and Kingshighway as well as expand to the east adding to the street wall along McPherson. It would utilize the existing two curb cuts. The architect is Arcturis.

Staff Recommendation –

That the Preservation Board grant preliminary approval of the project and of the demolition of 4952-54 McPherson with the stipulation that final plans and exterior materials are reviewed and approved by the Cultural Resources Office.

The proposal includes the demolition of 4952-54 McPherson.
