7700 Clayton Road Set for Makeover as Micro-Office Suites

According to the St. Louis Business Journal, the unremarkable office building at 7700 Clayton Road in Richmond Heights will soon get a makeover in appearance and use.

From the Business Journal:

Bamboo Equity Partners, a local real estate investment firm, has acquired a Clayton office building near the busy intersection of Hanley and Clayton roads.

Bamboo bought the property, which appears as two buildings connected in the center at 7700 Clayton Road, for $4.4 million from Pioneer I LLC, a business entity tied to Chesterfield-based real estate agent Lu Chai-Pei. Bamboo, through a business entity called 7700 Clayton LLC, raised $1.39 million of equity from investors to help finance the transaction, according to documents filed with the Securities and Exchange Commission.

The 52,000-square-foot building, according to St. Louis County real estate records, has an appraised value of $3.8 million.

Dan Dokovic, principal at Bamboo, said Bamboo plans to invest approximately $3 million in the property and rehabilitate it into a boutique office development with micro-suites.

“The concept will be similar to what we’ve seen in Cortex,” Dokovic said, referring to the Cambridge Innovation Center, which offers small offices that share functions such as internet, phone concierge and other amenities. “It will be micro-suites that you can’t really find anywhere else in Clayton.”

    I think it would look a bit better if they ditch the pitched detailing around the top and go for straight cleaner lines. It has promise though, I’ve always thought this little development stood out and not in a good way.

    Richmond Heights has ZERO identity, stemming from lack of a walkable commercial district (unlike neighbors Clayton, Maplewood and Ucity). If Richmond Heights was smart they would rezone this sections of Clayton rd and make a downtown. Selfishly I’m glad they are not, the City is already loosing plenty of would be residents to people faking it in mid county. One less place thats “basically the city” to live in (for get thats its 8 miles from downtown, pays zero taxes into city services etc).

      Yet another snarky post that contributes nothing to promoting the well-being of the region or advancing an understanding of the dynamics of urban development. It gets wearisome.

  • I’ve always been curious about this so-ugly-it’s-cute complex. I had a feeling it was living on borrowed time, but I’m glad to see it’s going to see some major investment rather than being torn down. Buildings of this era are a dime-a-dozen in Austin, TX, and one thing I was really impressed with is how the city jazzed up these awful dated buildings by painting them black, pink, yellow, etc and slapping funky neon signs on them. Voila! What would be considered a forgettable facade in STL suddenly becomes retrofabulous, hip, and dare I say, charming! The city really has capitalized on its generally bleh architecture with sexy paint, landscaping and signage. The rendering above is quite tame and conservative compared to what you’d see on a similar building in Austin, but I guess that’s par for the course on this stretch of Clayton Rd.

      • I’m not attempting to make a comparison. Austin is cool, but definitely not my type of city. Just saying that buildings just like this are all over the place in Austin. In St Louis, they are prime targets for demo/redevelopment, but in Austin they get all gussied up and become kitchy-cool. I was just pointing out that Austin capitalizes on its rather bland built environment in creative ways that I really couldn’t see happening here, and definitely not in Richmond Heights/Clayton.

    Are they burying the overhead utilities, or did the artist conveniently leave the poles out to “sell” the concept? In any case, it’s good to read about the investment in updating this dated property.
