Fourth Time A Charm for Problem Tower Grove South Property?

The two-family building at 3960 Wyoming in Tower Grove South has been through three foreclosures in the past seven years. The 2,558sf building built in 1907 was purchased out of foreclosure in 2008 for $75K, in 2014 for $87K, and again later that same year for $109K.

It has now been converted to a 3-bed, 2.5-bath single family home and is on the market for $389,900. Images are via Circa Properties, the listing agent. Roughly half a dozen homes have sold near or above the $400K mark over the past 18 months in the blocks surrounding this property.

    Checked this house out at an open house and the realtor said it just went under contract…. it’s very nice and it gives me a greater appreciation (as someone who likes population density) of all these conversions from previously occupied two family to single family, etc. that are going on in Tower Grove South and other parts of the city.

    These larger spaces are much more appealing to typical modern families than the smaller single family stock available in most of the city, and in this particular example, if a family of four moves in here the overall density will be about the same as previously when it held two apartments. Meanwhile, smaller living spaces are getting added elsewhere in TGS, such as with the rehab of long vacant units above first floor commercial spots, etc. so the overall number of units seems to be growing in the neighborhood.

      Any idea why the bedroom doors open out?

        I don’t recall that being the case…. I wish I would have remembered to make it a point to check it out. I do remember the pantry being as large as some NYC micro-apartments though!
