Garcia Development to Tackle Rehab on South Kingshighway (3537 S. Kingshighway)

Garcia Development, a prolific property management and development group across a wide swath of south St. Louis, is tackling a rehab of the old Bowersox Insurance Agency building at 3537 S. Kingshighway. The $1.28 million building permit application is currently on file with the City, but has not yet been issued. The structure would become 14 residential units and at least one commercial space.

The building is one of few on this autocentric stretch of South Kingshighway that is oriented to the sidewalk and is multi-story. This mixed-use rehab/reuse could nudge other developers–if not Garcia Development itself–towards reinvesting in South Kingshighway as a more urban, walkable place.
