Have been reading the blog for a while but just wanted to post a brief question. Do you know anything about potential developments for Humphrey’s on Laclede, as well as the vacant building down the street which was formerly “The Shack”? As a student at SLU, it is depressing to see all of these vacant buildings next to campus while thinking about all the things that the street could be. There’s just so much demand for bars next to campus yet it doesn’t seem that there are any foreseeable plans for either of those buildings. Students are forced to go all the way to Soulard just to get a drink these days… Just seems like the people who bought out both of those properties don’t really care about developing them, they just want to let them sit boarded up until they can eventually make a big profit on the property.

Here’s the plan from last fall (image below). I understand it’s not going forward, and that a hotel could be interested. As you’ve noticed, this hasn’t moved quickly, and seems likely to take quite a bit more time.

Thanks, appreciate the info. The guy who bought the place originally had images of the proposed plan (your picture) posted on the building, but then removed them several months back. There are now “For Lease” signs on the building. A friend of mine in the business school actually tried calling the number this past week to get an idea of what is being planned or what they’re asking for the building, and the leasing person apparently didn’t know what the long term plan was going to be. He was saying stuff like “potential microbrewery” or “sports bar,” but he didn’t say if anyone had actually expressed interest in the developing the place anytime soon.

Again, pretty disappointing considering there are now pretty much zero bars near campus other than Narwhals… It also doesn’t help SLU when prospective students visit campus and see nothing but vacancies lining Laclede…

Also, I know NEXTSTL really wanted the Masonic Lodge to be the Offices and HQ but I think the Stouffers Hotel complex would also be a good candidate. Just think about it.

Random comment since all else is quiet: I feel like Brutalist Architecture has been getting a lot of love recently (sadly reactions from threats) and I’m thoroughly enjoying it. From NEXTSTL’s recent FPCC article to the Washington Metro. Would be cool to see some more attention paid to STL’s other Brutalist structures / campuses. Like FPCC, many don’t value UMSL’s original quad. There’s also plenty on WashU’s campus; Pet Plaza, of course; others?

I’m told the renderings on the SSY apartment building were not a good representation of the color of the exterior. Anything new? And the graffiti on the old Pelican is really depressing. Start date?

    • Alex Ihnen

Yeah – I think that rendering isn’t great. IMO – the building’s much better when shown in context of the streetscape. Don’t know about a start date. I hope soon.

Any ideas when construction at the Foundry will begin? Haven’t seen much activity there as of late.

    • Alex Ihnen

A lot of interior work has already happened and is ongoing. Haven’t heard much regarding exterior changes. I’d expect tenant announcements soon.

Still working on remediation and cleanup. Construction to start probably July or August. Still locking in lease agreements.

Any movement on the new building at Taylor and Chouteau?

    • Alex Ihnen

      Haven’t heard anything.

Haven’t heard anything on Greater Goods. They are now on Vandeventer in a temp location as they had planned, but there has been no action or permit activity on Station G that I’ve seen. ?

The Vandeventer/Tower Grove project is moving forward.

What happens to the MoDOT site where the MLS stadium was proposed?

    • Alex Ihnen

There have been several infill proposals (ok, concepts) for the site over the past decade or more. My guess is the site sits if and until any and all MLS efforts are declared dead.
