      Nothing to share, though I’d offer that any and all vacant lots (and even not vacant lots) in The Grove are the subject of some developer’s gaze!

    Anything ever happen with that apartment proposal at Victor and 7th in Soulard. Last I heard several months ago it ran into zoning issues, but no updates since.

    my question today is aboutt the opposite: is there any interest developing in the old chouteaus landing? those old warehouses look like they could be used to promote a new neighborhood near downtown, but is there anyone looking to make waves in the area?

      I’ve heard nothing about Chouteau’s Landing for a long time. 🙁 With the Arch grounds project having cut out the work that would have better connected the area, created a park under the PSB, etc., I’m not sure what to expect there.

      I think a lot of people would be glad if BPV was built out close to what was originally proposed, Koman fills in a couple of Cupples surface parking lots get and surface lots to the east of Busch Stadium get built.. Just can’t see market demand for Chouteau landing for years if not a couple of decades.

      Maybe with the some infill around Busch Stadium will also have a push for GRG to start working on Choteau greenway and maybe some infill around Purina/Nestle comes together.

    Is Green Street getting close to breaking ground? They filed a zoning-only permit app for a parking garage last week

      RG, I’m assuming Green Street is behind the third proposal on wedge piece RFP or maybe their offer to buy the property outright is the third proposal

        Yes, and they’re working with a development partner. I don’t have any confirmation of who that is, but I assume it’s Koman Group – their partner on the larger Chouteau’s Grove project.

    This was brought up in other comments, but what are the options for opening up the streets around UIC’s new space, and connecting it to Tower Grove/Vandeventer or Folsom?

      Would love to see Lawrence and Thurman go through to Park – though I believe UIC is set to redevelop only a small portion of that complex. No idea if other tenants would see value in reconnecting some streets. They’ve been disconnected for about a century.

        Would this be part of Wash U separate real estate arm greater foot print that encompasses part of FPSE or I’m I mistaken in my thoughts?

        I think that is where the hope would lie when it comes to change is backing from larger institution tied to area such as BJC/Wash U medical campus having pushed through some street changes – for better (Boyle improvements/interchange) or worse (Closing Eucilid as through street) and who knows (FPP & Kingshighway interchange).

      The developer(s) have chosen not to share and so it’s likely to be a while before we learn more about the third proposal.

        Any word on the implementation of form based zoning in FPSE? Not sure if this would be covered anyway, but curious where the process is.

          “FPSE Form Based District is an ongoing comprehensive planning initiative & will regulate both design & use.”

          Also:

          “Drive-thru’s are a prohibited use in the Special Use District in FPSE, which was adopted in 2008.”

    Have you seen renderings of the new Deaconess building announced on Vandeventer? I really hope it has an urban form, particularly given the investment made in the North Sarah Project directly across the street.

    What characteristics of a proposed development do you look for that would qualify or disqualify it for tax-increment financing?

      I think consideration of how long the building will last and how productive it will be is important. The worst is the big box that gets a TIF and the building isn’t even designed to last as long as it will take to pay of the TIF.

    It seems all quiet this afternoon on here. Interesting to note chatter on Twitter buyout from one of the big tech companies. Anyone have any thoughts how that might or might not impact Square? Square’s growing presence in St. Louis
    .
    My two cents worth, would love to see Square become major tenant of Railway Exchange Building in the long run, move most of its ops to St. Louis as well as put together its own cloud together in the Railway Exchange building with several old retail floors offering high ceiling space (or the ability to add to raised floors) and plenty of space to utilize.

      I hope to see more from Square in the future as well. I would definitely love to have their 1k employees downtown!

      *Perhaps the sale of Square would give Jack a nice pile of money with which to start some new endeavors. Maybe those could be started in St. Louis.

    Any updates going around about Koplar’s plans for a major tower at the corner of Kingshighway and Lindell? What about plans for a tower at West Pine & Kingshighway?

      A whole lot of nothin’ on both. Planning, plotting, scheming continues. They’re not dead or anything, just nothing new to share. Same with Cortex and the Armory FWIW.

        Wes Pine seems to have less players if not mistaken. My gut feeling is you might see something happen their first. Just as 212 Meramac came together pretty quickly in Clayton once a group from Cali with some financial backing took over the project

        Which gets to interesting scenario. Didn’t the Wexford exec (maybe it was Cortex guy) who recently quite to join the development/investment group is the same group behind 212 going up in Clayton? Can’t recall his name nor who he went to work for but think their is relationship somewhere. If so, wonder if that group is looking at doing more in the area?

          Believe that was Jerry Crylen – he was part of one of the groups behind 212 Meramec, then went to Wexford, and now back with the previous group. Not sure if that means anything in particular.

            Probably means he didn’t like his new employer at Wexford but fun to speculate either way that the developer behind 212 Meramec might be scheming or looking to do some more

        From the lack of news it seems Wexford takeover by a private investment group seems to have a bigger impact on CORTEX then what is led to believe
